Cooling/Air Conditioning Maintenance Includes: Two (2) Tune-Ups per year
- Condensate drain lines cleared and drain pans treated for algae
- Inspect, adjust, and calibrate operating controls
- Flush condenser coils with water (if water is available)
- Inspect evaporator Coil
- Take operation readings
- Record temperature drop
- Check Temperature and pressures

Plumbing Maintenance Visit Includes: Two (2) Inspections per year
- Inspection of all exterior valves, including hose bibs and main shutoff
- Confirming updated backflow inspection, if applicable
- Visual inspection of the water heater tank
- Checking isolation shut-off valves
- Testing continuity of elements and voltages
- Visual inspection of gas lines, burner assembly, and recirculation pump
- Inspection and testing of all faucets for proper operation, leaks, and wear
- Testing of PSI/water pressure in the home
- Check water pressure at the tank – is an expansion tank needed?
- Flushing all toilets to check for proper operation and inspect their mechanical
parts - Inspection of all water lines and drain lines for leaks and/or corrosion
- Inspection and testing of all angle stops and supply lines
- Testing of all drains for flow and possible maintenance issues
- Recording and quoting all required repairs
- Test Temperature and Pressure safety relief valve
- Inspect anode rod (if accessible)
- Flush/Drain all water heaters to flush out sediment – replace drain valve if necessary
- Inspect Water Heater – Flu piping, Electrical, Safety value, Shut off value, Gas shut off Temperature
- Clean burner or lint chamber on FVIR water heater
- Check thermocouple and clean if necessary
- Check for gas leaks (If Applicable)
- Check for proper drafting of vent gases and integrity of venting system
- Check for visible corrosion and stability of tank base
- Dye-test all toilets and check all toilet connections and seals for tightness
- Check all faucets for proper operation and clean faucet screens
- Inspect all exposed drainpipes and floor drains
- Inspect all gas piping and valves
- Install safety identification labels on plumbing valves and piping

Much like going to the doctor for an annual physical or getting a car’s oil changed, it doesn’t matter when in the season it’s performed as long as it’s completed annually.
