Cooling/Air Conditioning Maintenance Includes: Two (2) Tune-Ups per year
- Clear condensate drain lines and treat drain pans for algae
- Inspect, adjust, and calibrate operating controls
- Inspect and clean evaporator and condenser coils (indoor & outdoor)
- Take and record operating temperatures and pressures
- Verify proper refrigerant charge and compressor performance
- Visually inspect system for refrigerant leaks
- Replace air filters if available on premises
- Inspect capacitors, relays, and contactors for proper operation
- Check and tighten all electrical connections
- Lubricate motors and bearings as required
- Inspect and adjust safety controls and heating operation
- Inspect thermostat for proper operation
- Inspect and clean blower motor, wheel, and components
- Inspect ductwork for visible leaks or damage
- Start, test, and verify proper system cycling and operation

Plumbing Maintenance Visit Includes: Two (2) Inspections per year
- Inspect exterior valves, hose bibs, and main shutoff
- Confirm backflow compliance where applicable
- Inspect water heater tank, piping, shutoff valves, and safety components
- Test heating elements, voltages, and temperature/pressure relief valve
- Inspect gas lines, burner assembly, thermocouple, and venting system
- Check for gas leaks and proper draft (if applicable)
- Flush and drain water heater to remove sediment
- Clean burner or FVIR lint chamber as needed
- Inspect faucets, angle stops, supply lines, and under-sink traps
- Inspect exposed drainpipes, floor drains, and check flow
- Flush and dye-test toilets; inspect seals, connections, and operation
